The hotel
An old lake hotel, made new.
The building went up in 1830 as a hotel for travellers on the western shore, The London, and later ran for many years as the Britannia Excelsior before it closed. Its cream, butter and clay façade on the Via Regina has been kept. Behind it, Neri&Hu and the architects De.Tales, working with EDITION's own design team, rebuilt the rooms around the view of Bellagio.
Omnam Investment Group and Bain Capital developed the hotel, the 21st EDITION anywhere. It opened its doors on 9 September 2025 and opened in full in March 2026, the same year the MICHELIN Guide gave it its first Key. Mauro Colagreco oversees the four restaurants and bars, and the hotel's own boats leave from its dock. The public ferry stops close by for Tremezzo, Lenno and Bellagio.
- The floating pool A pool laid out on the lake itself, with cabanas, a lounge bar and the mountains behind Bellagio.
- The Longevity Spa Run with The Longevity Suite Group: a thermal pool looking over the lake, a Turkish bath, an herbal sauna and seven treatment rooms.
- By boat A private dock for arrivals on the water and the hotel's own boats for trips on the lake. The public ferry to Bellagio, Tremezzo and Lenno stops nearby.
